We have journeyed in Real Estate for 4 years.

Baron Real Estate has the tools and the approach that it holds because of our desire to succeed. 4 years ago, we had to figure out how to find properties for our fund, how to rehab them and then do dispositions.

In doing that we became licensed Realtors and we have helped client to make trades such as listing an existing home, and buying rental properties or advising on areas with opportunities.

Perhaps our jewel in the crown is our outstanding construction crew that we have and we have been able to build and sell in places with a high days on market.

We have successfully improved our time on market in contrast with our competition by offering superior custom kitchen designs, never repeating a floor plan and providing premium finish materials.

Losses: Ghost Costs

The uncomfortable truth, is that you can lose money in real estate. People underestimate the costs of acquisition and dispositions. Often, buyers and sellers do not account for taxes and assume that the rent cash flow is net.

Moreover, real estate is non-homogenous, and in as much as we want to believe that it is easy or that there is no science needed such as when you are managing equities or derivatives, this is not the truth.

We have translated the statistical methods to estimate how violent an event can be, whether we should stay away from a zipcode or borrow to double down in a place with liquidity.

 

Unfortunately most real estate investors are only able to stay invested in short periods because they keep accumulating losses by taxation and maintenance. The longer you hold on to a house the more you'll pay in taxes, if you do not quantify with certainty the yearly costs or the cost of liquidating the investment you cannot be successful in this asset class.​

The problem is not hiring a firm to manage and take over the acquisition or the disposition. The problem, is that people do not understand that in Real Estate we are chasing liquidity. And believe us, there are things you should not touch or even look at.
