The Process
Loan Approval and Budgeting
Many people think it's smart to shop around for a builder based off the price per square feet.

The way Baron Real Estate works with their custom home clients is by developing a preliminary floorplan, choosing the subdivision where you want the work done.
​
Developing a kitchen and closet plan and quote the whole project.
​
If there is a surplus in the budget we will disclose it and allow the client to decide where they want that surplus to go.
Without a construction loan pre-approval and without blueprints and preliminary site planning, you really are missing on precision, delivery and peace of mind.
Site Plan Design
Our in-house architects are in charge of the floorplan design.
It really matters that you are aware of the width and depth of the lot in the subdivision.

Many lots around 6000 square feet will comfortably accommodate up to 2200 living square footage structures.
Moreover , the exterior facade of the house will depend on the width of the lot. So, if the design you want is better suited for a larger lot, please consider finding a lot 70x100 or 80x100.

We discuss these things in private consultation.
Part of our work in pre-construction is to review the maximum square footage allowed by the lot based off the setbacks.
​
And once we establish that, if the lot can hold the size you want we can move forward with the floor plan design.

​​The floorplan has to fit your lifestyle, your needs and you have to know what you enjoy.
​
So, one of the things that we discuss at the first meeting is the desired floorplan.
​
Keep in mind that a custom home has to be designed to suit your need, such as kitchen size, room features or bathroom preferences.
​
Although we do have some floorplans you could work from, we strongly advise the clients to consider what are the activities that they engage in the most, for example if you are a sportsman and need extra storage we recommend mudrooms or extra closets in the garage.
​
Also, kitchens are a big deal in the design plan, and as a way to provide improved accuracy in the delivery we provide a 2D plan and a 3D plan for the house kitchen.

Functional Kitchens


Kitchens are a big deal because they are expensive and take a large percentage of the cost of the finish work.
​
Moreover, this is the point where buyers can feel dissatisfaction with the way the builders are delivering the kitchens.
​
Our goal, is twofold, we want to deliver an amazing kitchen while at the same time knowing that we will be in the budget.
​
If a request or need is expressed by the seller, since we are designing the kitchen before construction we have time to assimilate that upgrade.
​
And this is quite simple if something is going to be an additional cost for example a double kitchen island. We already know and the buyer knows so we avoid headaches.
